Tyson PM Qualification Criteria

Thank you for choosing Tyson Property Management to help you find your new home. We aim to make the application process quick and easy for you. Please note that we conduct thorough background, credit, and criminal checks on all applicants. Below, you will find a list of items you need to submit with your application, along with some tips to prevent any delays in processing. The sooner we receive this information, the faster we can provide you with an answer.  Per HUD Safety Guidelines, occupancy should not exceed more than two (2) persons per bedroom.

Required Documents for Each Applicants (All Adults Over 18):

  1. Online Application: Fill in the online application by clicking on the 'Apply' button on the listing that you are interested in.
  2. Two Forms or ID (upload with online application or email to leasing@tysonprop.com):
    • Driver's license or State issued ID AND
    • Social Security Card, Passport or Birth Certificate
  3. Application Fee of $55 per adult - there will be a link to pay this at the end of the online application.
    • Please note: Application Fees are non-refundable as soon as your application is received and processing begins.
  4. Proof of Income: (upload with online application or email to leasing@tysonprop.com). Acceptable forms include:
    • Most recent two months' worth of pay stubs
    • Offer of Employment Letter
    • Two most previous tax returns (if self-employed)
    • Social security earnings statements
    • Child support documentation
    • Housing voucher
  5. Supplement Forms: Read these disclosure forms prior to submitting the application.

Qualification Requirements

  1. INCOME: We require a minimum income level of 3 times the monthly rental amount.  If one applicant does not meet this income requirement, we can combine the income of 2 or more applicants as long as each applicant can provide proof of income of at least 2 times the monthly rental rate.
  2. CREDIT: We require an above 500 credit score and that all accounts are in good standing.
  3. RENTAL HISTORY: We require good standing rental history for the past two years.  We cannot accept rental references from friends and/or family.  If you have owned your own home for the past two years, we will require that your mortgage be in good standing in order to qualify.
  4. CRIMINAL BACKGROUND:  We will run a national criminal background check on all applicants and all applications will be checked through the national Sex Offender and OFAC/Terrorist database.
  5. PET/ANIMAL SCREENING: We require a third-party screening and review process at tysonproperties.petscreening.com.
    • No Pets/Animals - at the time of application, please complete a 'No Pet' profile.  No additional fees apply.
    • Service/Assistance Animals - at the time of application, please complete an 'Assistance Animals' profile.  No additional fees apply.  Please note - all supporting documentation must be in order to be reviewed by a legal team.  The process can take a few days to weeks depending on the availability of the requested documentation. Delays in the review process may affect the animal's occupancy status in the property.
    • Pets - upon approval of your application, please complete a 'Pet' profile for each pet.  Additional third-party fees apply.  Upon approval of the pet(s), there is a one-time upfront $250.00 - $500.00 per pet fee due at move-in and a $25.00 - $50.00 monthly per pet fee charged for the duration of the tenancy. Any and all pet fees paid are for the consideration of the pet(s) ability to occupy the property for the duration of the lease.  No amount of the pet fees paid are to be considered a deposit by the Tenant and no portion of the pet fees will be refunded or applied to the reduction of any pet damages present at the time of move-out.

We process applications on a first come, first serve basis.  Once an application screening process has begun, the application fees are non-refundable.  Screened applications are good for 90 Day and can be transferred to another available property by emailing leasing@tysonprop.com. If your application passes our pre-screening qualification criteria and the property you are applying for is still available:

  • Hold Deposit: You will receive an invitation to submit a deposit equal to one month's rent within 24 hours of approval.  This deposit will hold the home off the market while we complete the application process. If you do not submit the hold deposit within the allotted time, your application will be denied by default and the next qualified applicant will be given the opportunity to place a deposit to hold the property.
  • Lease Signing: After paying the hold deposit, you will be sent the lease and will have a lease reviewed scheduled with our team.  You will have 3 days to sign the lease.  Failure to sign within this period or failure to move-in following lease signing will result in the forfeiture of half the deposit to reimburse the owner for lost rents.
  • New Lease Processing Fee: A $55 New Lease Processing Fee will be charged at the time of move-in.

Resident Benefits Package (RBP)

The Tyson Property Management Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $51.95/month, payable with rent. Your RBP may include, subject to property mechanicals or other limitations:

    • HVAC air filter delivery
    • Resident Rental & Liability Insurance
    • Move-in concierge service
    • Resident rewards program
    • Credit building
    • $1M Identity Fraud Protection
    • Online portal access
    • Free online rent payments
    • 24/7 online maintenance reporting
    • Vetted vendor network
    • One-time late fee forgiveness
    • Home buying assistance

NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property. All services are subject to the terms and conditions of the Resident Benefits Package Lease Addendum

Liability Insurance Requirements and Options

The Landlord requires Tenant to obtain liability coverage of at least $100,000 in property damage and personal liability from an A- rated carrier and to maintain such coverage throughout the entire term of the lease agreement.

  • Option 1: Master Policy (Automatic Enrollment): If no evidence of the required insurance coverage is provided by the Lease commencement date, automatic enrollment into an insurance policy as part of the RBP. The monthly premium for the elected insurance policy is $11.95.
  • Option 2: Tenant Policy (Policy Verification Required) - Tenant must provide evidence of required insurance coverage by the Lease commencement date. The RBP Fee will be adjusted accordingly.     • Policy is purchased from an A- rated carrier
    • Policy meets or exceeds the required $100,000 in property damage and personal liability
    • Tyson Properties is listed as additional interest

Fair Housing Provider

Tyson PM is committed to compliance with all federal, state, and local fair housing laws.  Tyson PM will not discriminate against any person because of race, color, religion, national origin, sex, familial status, disability, or any other specific classes protected by applicable laws. Tyson PM will allow any reasonable accommodation or reasonable modification based upon a disability-related need. The person requesting any reasonable modification may be responsible for the related expenses.

Reasons for Automatic Denial of an Application

  • Eviction or skip history within the past three years
  • Negative reports from previous landlords
  • Open Bankruptcy
  • Registered Sex Offender
  • Convictions or admissions of guilt for any violent or sexual crimes, regardless of conviction date
  • Felony convictions or admissions of guilt in the past seven years
  • Multiple misdemeanor convictions or admissions of guilt in the past seven years
  • Unpaid judgements or tax liens
  • Lack of Proof Income of minimum three times the rent (or four times combined for two or more applicants)
  • Smoker: NO smoking or vaping of any kind allowed in or on any of our rental properties.
  • Growing of Medical Cannabis is not allowed in or on any of our rental properties.
  • Restricted Pets: Dobermans, Pit Bulls, Chowchows, Akitas, Rottweilers, Siberian Huskies, Malamutes, Presa Canarios, Wolf-hybrids, German Shepherds, American Stafforshire Terriers, Mastiffs, St Bernards, Great Danes, Karelian Bear Dogs, Dingos or any dog(s) cross bred with the aforementioned dogs. Additional restrictions include reptiles, rodents, insects, exotic or poisonous animals or other animals as restricted by city ordinances

Please do not proceed with completing and submitting an application unless you have read and agree to these instructions. All application fees are NON-REFUNDABLE once processing has begun.  Applicants can be transferred to other properties for up to 90 days.
