Homeowner's Associations are legal enities that have power to establish and enforce the bylaws and rules within the neighborhood. Homeowner's Associations are often created to help maintain the value of properties within the neighborhood.

HOA employees drive around the neighborhood several times a month looking for violations. If they find a home that is in violation of the HOA rules, a notice of violation to the homeowner.  If the issue remains unresolved, a second letter is sent by the HOA, usually within ten days, will typically include a fine. These fines can range between $50 and $250.

All tenants who live in a home where there is an active HOA are responsible for any violation that occurs at the rental property. This also includes any violations incurred by guests of the tenant.

If any violations occur during a tenancy, the violation notice will be forwarded to the tenant so they can address the issue. If the problem is not fixed within the timeframe referenced in the notice, the tenant will be responsible for the payment of all fines charged by the HOA.

Listed below alphabetically are the major HOA organizations in Albuquerque. Tenants should contact the respective HOA to request the Covenant Conditions and Rules (CC&R's) for their respective neighborhood. CC&R's are subject to change when the by-laws are modified by an HOA.
