Tyson Properties Rental Application
Thank you for choosing Tyson Properties to help you find your new home. We want the application process to be quick and easy for you. Please note, the property owner insists that we conduct a thorough background check. Below you will find a list of items that you will need to submit with your application and some tips to prevent any delays in the processing. The quicker we get this information, the faster we can provide you with an answer.
In order for us to complete the processing of your application, we must have the following for all adults over the age of 18 that will be occupying the home:
1) Completed application - you can complete an online form by clicking on the 'Apply' button on the listing that you are interested in or you can download a PDF version below
2) Copy of your driver's license or state issued ID (can be uploaded within the online application or emailed to email@example.com)
3) Non-Refundable Application Fee of $40 per Adult - there will be a link to pay this at the end of the online application to pay this. Please note: The Application Fees are non-refundable, as soon as you submit your application, the application fee is immediately applied and cannot be refunded. If your application is approved and we process a lease, there will be a $55 lease processing fee.
4) Proof of income (can be uploaded within the online application or emailed to firstname.lastname@example.org)
We work on a first come, first serve basis, therefore, in order to secure the home off the market while we process the application, we must have a deposit equal to 1/2 the security deposit amount. The full security deposit amount is equal to the rental rate for the property you are interested in, however, this is a deposit that will be held for the entire term of the lease and is not applicable to be used in place of rent during your lease term. If you opt to place an application deposit down in the amount of 1/2 the security deposit, the home will be taken off the market and placed into a pending status for a maximum of 48 hours while your application is processed. If you pay with a money order or cashier's check, we must first deposit the funds and then will issue you a refund within 2-3 days after deposit.
To submit an application deposit online, please click on this link: Pay Online. You will be redirected to RentTrack, where you can create an account and submit your payment. You will need to enter in the address of the property that you are applying for. This is the same site you will use to pay your rent once you become a Tenant.
If your application is approved, the application deposit will be immediately deposited and you will be required to sign a lease within 3 days of approval. If you fail to sign the lease within the 3 day time period or fail to move-in to the property upon the signing of a lease, the application deposit will be forfeited to reimburse the owner for lost rents.
If you are applying for a home that was built prior to 1978, please make sure to read the 'Protect Your Family from Lead Based Paint' Pamphlet and to sign the Pre-Application Disclosure prior to completing the application. The disclosure form will need to be turned in with your application. Copies of these forms can be found below.
